We are currently recruiting for a Property Officer in Bolton.<\/strong><\/p>\n\n\n\n

Pay rate:<\/u> <\/strong>12.69 per hour.<\/p>\n\n\n\n

Contract duration: <\/u><\/strong>Temporary ongoing<\/p>\n\n\n\n

Purpose:<\/u><\/strong><\/p>\n\n\n\n

To provide a property & garden maintenance and repair service to a portfolio of properties across Community Housing Services.<\/p>\n\n\n\n

Duties: <\/u><\/strong><\/p>\n\n\n\n

– To carry out maintenance and a wide range of repairs to a high standard throughout the property portfolio. This work includes:<\/p>\n\n\n\n

\u2022    Carrying out a range of joinery work, including fitting internal doors, architraves and skirting boards.  Replacing fence panels\/gates and cutting to size and assembling as necessary.<\/p>\n\n\n\n

\u2022    Assembling various types of flat pack furniture<\/p>\n\n\n\n

\u2022    Carrying out lock changes<\/p>\n\n\n\n

\u2022    Carry out a range of plumbing jobs including clearing blockages, plumbing in washing machines, repairs to toilets and taps.<\/p>\n\n\n\n

\u2022    Replacing broken\/missing tiles and plasterwork repairs   <\/p>\n\n\n\n

– To ensure the reporting of any non-routine repairs and \/ or those repairs deemed inappropriate to be dealt with by the Property Officer.   <\/p>\n\n\n\n

– To undertake post tenancy property inspections to assess repairs and maintenance requirements.   <\/p>\n\n\n\n

– To ensure that the accommodation \/ properties within the portfolio are maintained, checked and cleaned as required and in accordance with set down guidelines \/ procedures i.e.<\/p>\n\n\n\n

\u2022    Ensure stocks of furniture, bedding, linen, crockery<\/p>\n\n\n\n

\u2022    Hanging of curtains and installing associated rails and battens.<\/p>\n\n\n\n

\u2022    Deep cleaning of properties when required and use of appropriate PPE.<\/p>\n\n\n\n

\u2022    Laundry of property items where applicable<\/p>\n\n\n\n

\u2022    Void property clean ups<\/p>\n\n\n\n

\u2022    Full and partial decoration to a high standard<\/p>\n\n\n\n

\u2022    Removal of waste and fly tipping<\/p>\n\n\n\n

\u2022    Testing fire alarms and emergency lighting   <\/p>\n\n\n\n

– To ensure that services in relation to Gas and Electricity are maintained by servicing pre-paid meters with relevant charge cards and reading of non-card meters   <\/p>\n\n\n\n

– To maintain a wide range of tools and equipment in a manner which ensures their safe and efficient use.   <\/p>\n\n\n\n

– To carry out garden maintenance regarding offices \/ properties in Community Housing Services portfolio.  This includes grass cutting, strimming, hedge cutting and pruning.   <\/p>\n\n\n\n

– Responsibility for vehicle checks on allocated van and making sure legal requirements are met<\/p>\n\n\n\n

– To use provided vehicle to undertake property maintenance and delivery, collection, and removal of goods.  This includes the safe use of tail lifts fitted to vans.<\/p>\n\n\n\n

– Remove, collect and \/ or deliver furniture \/ white goods to offices \/ properties, as directed.<\/p>\n\n\n\n

– Responsibility for the purchase of supplies with corporate purchase card, subject to agreed limits, and associated monitoring and administration.   <\/p>\n\n\n\n

– Deal with customer enquiries in a professional manner and advise Officers \/ managers of any problems encountered whilst undertaking the works, or the need for additional works.<\/p>\n\n\n\n

– To ensure that all work is carried out to a high standard, in a safe manner adhering to the client\u2019s Health and Safety policies, at all times.<\/p>\n\n\n\n

Skills and Knowledge:<\/u><\/strong><\/p>\n\n\n\n

– Skills, Knowledge and competence to deliver a variety of plumbing, joinery and decorating jobs to a high standard. This includes property repairs and maintenance.<\/p>\n\n\n\n

– Dexterity and coordination skills with the ability to use speed and precision in the completion of tasks.<\/p>\n\n\n\n

– Manual handling skills with the ability to use electrical power tools, including cleaning appliance and drills in adherence with Health & Safety guidelines.<\/p>\n\n\n\n

– Ability to work with a diverse range of properties with some expose to disagreeable working conditions.<\/p>\n\n\n\n

– Ability to work within a team environment and under own supervision following briefing when required.   <\/p>\n\n\n\n

– Have problem solving skills with the ability to conduct minor repairs and maintenance tasks. <\/p>\n\n\n\n

– Ability to plan, prioritise and co-ordinate workload in order to meet conflicting deadlines.   <\/p>\n\n\n\n

– Ability to communicate effectively with a diverse range of customers, other members of staff and suppliers in a positive, helpful and professional manner.<\/p>\n\n\n\n

– Ability to prepare accurate written records.<\/p>\n\n\n\n

Experience and Qualifications: <\/u><\/strong><\/p>\n\n\n\n

– Previous experience undertaking repairs and maintenance including plumbing, joinery, gardening and decorating <\/p>\n\n\n\n

– Must be willing to undertake appropriate training and development in order to meet the requirements of the post.<\/p>\n\n\n\n

This includes undertaking a Certificate of Professional Competence  (CPC) for driving larger vehicles and holding or obtaining a C1 licence. <\/p>\n\n\n\n
